POSITION TITLE: CUSTODIAN

POSITION SUMMARY:
Supplements maintenance, landscape and management efforts to keep the property in a clean and orderly condition which will meet company standards and attract residents.

REPORTS TO:
Resident Manager or individual designated by Resident Manager.

PRIMARY RESPONSIBILITIES TO:

1. Assist management in maintaining high occupancy by daily attention to the appearance of vacant apartments and common areas.
2. Participate in the upkeep of and maintaining to company standards, various facilities,
(office, recreation facilities, pools, laundry rooms, barbecues, fixtures, drains, etc.) as directed by the Resident Manager or designated supervisor.
3. Assist the maintenance staff daily in ensuring that the market window, models and vacant units are market ready.
4. Contribute to the team effort by being aware of and relaying information regarding the project's general appearance and conditions which could impact our ability to maintain a quality of living environment and lease apartments.
5. Assist management with additional assignments and special projects.

PUBLIC RELATIONS/RESIDENT RETENTION:

1. Promote positive, proactive resident relations by projecting a courteous, helpful attitude and occasional helping hand toward residents while keeping management's interests in mind.

GENERAL REQUIREMENTS:

1. Demonstrate initiative, personal awareness, professionalism and integrity and exercise confidentiality in all areas of performance.
2. Practice good communication skills; comprehend written and verbal instructions.
3. Report to work regularly as scheduled; be consistently punctual with respect to working hours and lunch schedules; and, maintain satisfactory personal attendance in accordance with Anza guidelines.
4. Comply with all rules of conduct and safety, follow directions and accept and respect authority.
5. Cooperate and consistently function harmoniously with all levels of supervision, fellow employees, clients, visitors, residents, vendors and other business contacts.

9. Understand, apply and comply with all company policies and procedures.
