Property Management company is looking for a Maintenance Technician at one of our properties located in Lancaster, Ca. This property is 250 units.

Overview:
The Maintenance Tech will perform necessary repairs and preventive maintenance throughout entire properties. Will be expected to perform a high level of quality customer service and professionalism. Essential duties and responsibilities include the following but are not necessarily limited to those listed.

Job Duties:
• Participate in all types of maintenance projects
• Trouble-shoot, diagnose and correct minor air conditioning failures
• Trouble-shoot, diagnose and correct minor heating failures (i.e., replace heat strips, exchangers, thermo couplings, etc.).
• Trouble-shoots, diagnose and correct minor appliance failures (i.e., change out or repair dishwater motors, garbage disposals, ice makers, stove elements, thermo couplings, etc.).
• Repairs minor electrical problems (i.e., change out switches, receptacles, fixtures, etc.). Works with high voltage 110-220 volts.
• Repairs minor plumbing problems (i.e., change out bibs, seats, pop-up assemblies, operate sewer machines, sweat copper lines, maintains boiler logs, etc.)
• Provides minor carpentry and sheet rock repairs (i.e., remove/replace door frames, patch holes in sheet rock, apply texture, repair sub floors, repair cabinets, etc.)
• Assists in monitoring inventory of maintenance and cleaning supplies, facilitating accurate replacement orders
• Re-key locks and cut keys as necessary
• Continuously inspects the property for safety hazards that pose a liability or potential liability and corrects immediately, advising supervisor of necessary action.
• Is on-call duty for emergencies and is available at all times via pager, unless previous arrangements have been made.
• Incorporates both safety and customer service in performance of all job duties
• Performs other reasonable duties as assigned

Other duties as assigned:

• Inspects pool and pool area to make sure area is safe.
• Completes minor roof repairs.
• Performs supplemental landscape maintenance and irrigation system repair so that landscape areas are tidy, trimmed and adequately watered. Replaces sprinkler heads digs up and repairs broken lines, adjusts time clocks, etc.
• Performs supplemental exterminations as needed and allowed by law
• Travels to suppliers to pick up parcels and supplies as directed.

KNOWLEDGE/SKILLS/EXPERIENCE REQUIRED:
• Must have 3-5 years of prior maintenance experience with a property management company.
• High School diploma or possess GED equivalency.
• Tasks require knowledge of at least 2-3 trades: carpentry, plumbing, electrical, painting, air conditioning, etc. Sufficient experience to deal with and perform most repairs.
• Must perform all work in accordance with established safety procedures.
• Ability to work with all types of people and understand problems of residents.
