VCHC owns 195 units of affordable housing including a 32-bed transitional housing facility for homeless women and their children. In addition, VCHC operates a comprehensive construction job training and transitional employment program for at-risk local youth. JOB DESCRIPTION The Resident Manager will live on-site at the Navy Blue Apartment, in a 14-unit family building located in the beachfront community of Venice, CA and will be a member of the Property Management Team at the corporate office. The Resident Manager will spend a fixed number of hours per week between two scatter sites that are located within half a mile of each other as well as spend approximately 20 hours per week at the corporate office.
At the scatter sites, the manager will be responsible for inspections, common area cleanliness through others and file maintenance and organization. In addition to investigating reported issues and reporting finding, and making oneself available for tenant issue at the sites, one must be pleasant and professional at all times. While at the corporate office, you will perform rent collections, annual re-certifications, maintain the wait list and work order system through a database management system. Special projects will be assigned.
Both properties are Section 42 LIHTC. The Resident Manager of this position will report directly to the Director of Housing.
ESSENTIAL FUNCTIONS - Daily buildings and grounds inspections to maintain curb appeal and resident safety - Report all issues concerning resident health and safety, maintenance or other areas of concern to Property Supervisor on a daily basis - Rent collection including follow-up with tenants' payment plans, sending three-day notices to Pay or Quit - Represent VCHC and interact with tenants with the ability to solve problems and enforcing house rules, lease and parking agreements. Communicate outstanding issues to the Property Supervisor timely - Perform re-certifications, pre-Section 8 inspection, and scheduling repairs while working with the Maintenance Supervisor - Fulfillment of weekly and monthly reporting to Property Supervisor and Director of Housing - Assist with move-ins/move-outs and other leasing responsibility as required - Ability to working a diverse environment and willing to obtain additional training - Other duties as required
QUALIFICATIONS The candidate should have a minimum of two years experience in on-site property management in the affordable housing arena either with tax credit properties, HUD subsidized housing or State funded housing. Ability to work within a team environment. The candidate should be well organized and detail minded; have the ability to juggle priorities; have the ability to work independently; have problem solving skills and excellent people skills. Applicant must be a quick learner with good people skills, computer skills and knowledge of spreadsheets, word processor and some database experience is a plus. High school diploma or GED required. Valid California license and current vehicle insurance required.
PHYSICAL REQUIREMENTS Job frequently requires sitting for extended periods of time entering data into a computer and handling objects with hands, Job occasionally requires standing, walking, reaching, talking, hearing, and lifting up to 25 pounds. Ability to recognize odors that could indicate smoke or fire. Vision requirements: Ability to see information in print and/or electronically.
SALARY $10.00-$12.00 per hour depending on experience. One-bedroom apartment plus medical, dental, 403 (b), vacation, sick time, 12 holidays and 2 personal days. This is full-time non-exempt position.
